Reporting to the Vice-President, Operations, the Real Estate Developer will play a pivotal role in optimizing our property network by identifying and executing on new development and relocation opportunities. This position requires a strategic thinker with strong project management, financial acumen, and negotiation skills to drive projects from conception to completion.
*Your responsibilities will include:*
* *Network Optimization:* Analyze the current property portfolio and identify opportunities for optimization and expansion. Research and evaluate potential acquisitions or development sites, conducting thorough feasibility studies. Negotiate the acquisition of land, buildings, or long-term leases with favorable terms.
* *Lease Negotiation and Legal Review:* Negotiate leases and amendments with landlords, ensuring compliance with company standards. Collaborate with legal teams to review and finalize contracts and agreements.
* *Project Management:* Oversee all stages of real estate development projects, from initial concept to execution, ensuring alignment with company objectives. Manage project timelines and budgets to ensure alignment with company objectives. Collaborate with architects, engineers, and contractors to design and execute projects that meet market demands. Ensure all projects comply with zoning laws, permits, and environmental regulations
* *Financial Management:* Prepare, monitor, and analyze project budgets, ensuring alignment with financial goals. Conduct budget follow-ups and provide financial reports.
* *Market Analysis and Reporting:* Conduct market research to determine the best use for properties and align developments with market trends. Deliver regular updates to senior management on project progress, financial performance, and other key metrics.
*What makes you an ideal candidate:*
* Bachelor?s degree in Real Estate, Urban Planning, Finance, or a related field.
* 3 to 5 years of experience in real estate development or project management.
* Strong analytical and problem-solving skills with a solid understanding of zoning laws, permits, and construction processes.
* Proficiency in negotiation, particularly in securing favorable terms with landlords and contractors.
* Excellent verbal and written communication skills, with a good grasp of legal terms and conditions related to real estate contracts.
