*Role Overview*:
Harrington Housing is seeking an experienced Property Manager with a proven track record in the real estate sector. The successful candidate will oversee the management and operations of our furnished rental properties, ensuring they meet the highest standards of tenant satisfaction, financial performance, and operational efficiency.
*Key Responsibilities*
* Manage the day-to-day operations of Harrington Housing?s Halifax/Nova Scotia portfolio, including property maintenance, tenant relations, and compliance with real estate regulations.
* Conduct regular property inspections to maintain quality and address potential issues proactively.
* Foster strong relationships with tenants, responding promptly to inquiries, resolving concerns, and promoting a positive living experience.
* Lead tenant onboarding, lease agreements, and move-in/move-out processes with professionalism.
* Oversee leasing activities, ensuring timely rent collection and lease renewals.
* Implement strategies to minimize vacancies and maximize occupancy rates while maintaining Harrington Housing?s standards.
* Prepare and manage property budgets, monitor expenses, and provide detailed financial reporting to the senior management team.
* Identify opportunities to optimize operational costs while maintaining quality.
* Coordinate property repairs, maintenance, and cleaning schedules with vendors and service providers.
* Negotiate contracts to ensure cost-effective, high-quality services are delivered on time.
* Ensure all properties comply with local housing laws, including landlord-tenant regulations and safety standards.
* Identify risks and implement measures to safeguard tenants, staff, and property assets.
*Qualifications:*
* A minimum of 3 years of professional experience in property management, ideally within the real estate or furnished rental sector.
* Experience managing multi-unit residential properties is highly preferred.
* Bachelor?s degree in Property Management, Real Estate, Business Administration, or a related field. Certification in Property Management (e.g., CPM, RPA) is an asset.
* Strong leadership, organizational, and problem-solving abilities.
* Excellent verbal and written communication skills; multilingual abilities are an asset.
* Proficiency in property management software (e.g., Yardi, AppFolio) and Microsoft Office Suite.
* In-depth knowledge of local housing laws and industry best practices.
* Ability to prioritize tasks effectively and manage multiple projects in a dynamic, fast-paced environment.
